PITTSGROVE TOWNSHIP PLANNING BOARD PUBLIC HEARING NOTICE OF LAND USE
APPLICATION TO THE PITTSGROVE TOWNSHIP PLANNING BOARD FOR PRELIMINARY MAJOR
SUBDIVISION APPROVAL RESPECTING PREMISES LOCATED ON THE SOUTHERLY SIDE OF
HARDING HIGHWAY (US ROUTE #40) EAST OF BUCK ROAD (COUNTY ROAD #553) IN
PITTSGROVE TOWNSHIP, SALEM COUNTY, NEW JERSEY OFFICIALLY DESIGNATED ON THE TAX
MAP OF PITTSGROVE TOWNSHIP AS BLOCK 104 LOTS 40 AND 57 AND AS BLOCK 201, LOT 72
PLEASE TAKE NOTICE that the Pittsgrove Township Planning Board will conduct a
hearing on a land use application submitted by Brookside
Point, LLC for preliminary major subdivision approval affecting premises
identified on the Pittsgrove Township Tax Map as Block 104, Lots 40 and 57 and
as Block 201, Lot 72. This hearing will take place on Wednesday, November 1,
2006 at 7:30 p.m. in the Pittsgrove
Township Municipal
Building, located at 989 Centerton Road,
Pittsgrove, New Jersey
08318. Any and all
interested parties may appear at the said hearing and participate therein in
accordance with the Rules of the Planning Board. Plans originally submitted by
the applicant for development, which were considered, but not acted upon by the
Planning Board at a public hearing held on November 1, 2005, depicted the
proposed project as non-clustered major subdivision featuring twenty-four (24)
lots for single-family homes and one (1) lot to accommodate a drainage basin,
all within the RR (Rural Residential) Zoning District, and two (2) commercial
lots, both located in the PHB (Public Highway Business) Zoning District. The
application site with respect to the November 1, 2005 hearing was identified as
Block 104, Lot 40 on the Pittsgrove Township
Tax Map. At that hearing the applicant was requested by the Planning Board to
consider the submission of an alternate clustering design for the project and
to further consider the inclusion of additional property located to the
southeast of the original development site. The purpose of the new hearing
scheduled on November 1, 2006 will be: 1. To evaluate,
consider and discuss a cluster concept plan, together with two (2) non-cluster
concept plans, prepared and submitted by the applicant for the proposed
project. 2. To consider the inclusion of additional contiguous lands,
officially designated as Lot 57 of Block 104 and Lot 72 of Block 201, with the
original project site, Block 104, Lot 40. It
has been the applicant's intention to propose development of the site which is
variance free in respect to the requirements and standards prescribed in and by
the Pittsgrove Township Development Regulations Ordinance. Nevertheless, the
applicant seeks such variances, waivers or interpretations of the Township
Development Regulations Ordinance, as the case may be, to permit Planning Board
consideration and ultimate approval of the proposed subdivision as described in
the documents, including plans, submitted in conjunction with the application.
A copy of the application, plans and all other supporting documents are on file
with the Secretary of the Planning Board for review by the public, between the
hours of 8:30 a.m. and 5:00 p.m. daily, in the Pittsgrove Township
Municipal Building,
