> PUBLIC NOTICE TOWNSHIP OF PITTSGROVE ORDINANCE 2006
AN ORDINANCE AMENDING/ADDING SECTIONS 60-4, 60-92(D)(3)(h), 60-107.2 AND THE
PITTSGROVE TOWNSHIP SCHEDULE OF DISTRICT REGULATIONS SET FORTH IN THE CODE OF
THE TOWNSHIP OF PITTSGROVE WHEREAS, the Township Committee of the Township of
Pittsgrove has determined that it is necessary to amend/add sections 60-4,
60-92(D)(3)(h), 60-107.2 and the Pittsgrove Township Schedule of District
Regulations set forth in the Code of the Township of Pittsgrove: NOW,
THEREFORE, BE IT ORDAINED by the Township Committee of the Township of
Pittsgrove, County of Salem, and the State of New Jersey that the following
amendments/additions to the Code of the Township of Pittsgrove be made: 1.
Section 60-4 "Definitions and Word Usage" shall be amended to include
the following: MOBILE HOME SPACE - the portion of a mobile home park in which a
single mobile home or manufactured home may be located pursuant to the
requirements of Section 60-92(D)(3). MUNICIPAL USE - Any use or development by
the Township of Pittsgrove, of property owned or leased by it or legally under
its control by easement, license or otherwise. This shall include, but shall
not be limited to, facilities used for the provision of sanitary sewer and/or
potable water service, including pumping stations, well fields, treatment
facilities, storage facilities, vents and interconnections; recreation
facilities, including parks, playgrounds, athletic fields and buildings used
for indoor recreation; fire stations; police stations; communication
facilities; administrative facilities; sites for the repair and/or storage of
equipment and materials used for the provision of municipal services, including
sanitation, road maintenance and snow removal; and all other Township capital
improvements as defined herein. PARK DRIVE - Any street, avenue, boulevard,
road, parkway, drive, alley, or other way that is not a "street" as
defined herein, but which is used for motorized vehicular access within a
mobile home park. 2. Section 60-107.2 entitled "Municipal Uses and
Lands" shall be added to Chapter 60 "Land Use and Development"
and shall state: No provisions or amendments of Chapter 60, "Land Use and
Development" other than the provisions or amendments of Sections 60-1
through 60-15 and the Pittsgrove Township Schedule of District Regulations
shall apply to permitted Municipal Uses on lands or premises owned or leased by
the Township of Pittsgrove or legally under the control of the Township of
Pittsgrove by easement, license or otherwise, nor to any structures thereon, or
hereafter erected thereon, nor to any uses or structures accessory or ancillary
to such permitted use. 3. Section 60-92(D)(3)(h) "Accessory
buildings" shall be amended to state: In addition to the standards set
forth in the Schedule of District Regulations of this chapter and the New
Jersey Uniform Construction Code, and except for driveway improvements at grade
level, all accessory buildings, structures and uses within a mobile home space
shall be set back a minimum of twenty feet (20') from any park drive and a
minimum of two feet (2') from all of the mobile home space's boundaries with
adjoining mobile home spaces. All accessory buildings, structures and uses
within a mobile home space, when added to the coverage of the principal
building, structure or use within the mobile home space, shall not exceed a
total maximum mobile home space coverage of 55% (50% maximum for the principal
building, structure or use, and 5% total combined maximum for all accessory
buildings, structures or uses). 4. "Municipal Use" as defined in
Section 60-4 "Definitions and Word Usage" of the Code of the Township
of Pittsgrove shall be added to the Pittsgrove Township Schedule of District
Regulations as a permitted use and as an accessory use permitted on the same
lot with a principal use or conditional use for the following zoning districts:
A- Agricultural; B-1 Neighborhood Business; C- Conservation; HB-40- Highway
Business; HB-56- Highway Business; MC-1- Industrial/Commercial; P- Public; PHB-
Planned Highway Business; R-1- Residential; R-2- Rural Residential; R-3-
Residential; R-4- Residential, and; RR- Rural Residential. 5. The Pittsgrove
Township Schedule of District Regulations shall be amended to include the
following bulk requirements regarding temporary and permanent use of mobile
homes and parks as per Section 60-92 of the Code of the Township of Pittsgrove:
Maximum Mobile Home Space Coverage for a principal building, structure or use -
50% Maximum Mobile Home Space Coverage (total combined) for all accessory
buildings, structures and uses - 5% This amendment shall be added to the bulk
requirements for the zones identified as A-Agricultural; B-1 Neighborhood
Business; C-Conservation; HB-56 Highway Business; MC-1 Industrial/Commercial;
P- Public; R-1 Residential; R-2- Rural Residential; R-3- Residential; R-4-
